Bowson Leeway are always on the lookout for potential development land.
If you have land, even a small plot, and are interested to find out if it has development potential, then please talk to us for a free appraisal. We can advise you on potential and value with or without planning consent.
We can also advise on schemes and assist with planning applications if required
If you already have planning permission, we can review it to ascertain whether it achieves the maximum potential for the plot. Note; a recent project of ours with permission for one dwelling was altered and re-submitted by us and subsequently achieved permission for 3 dwellings and an increase in value of over 170%!
Joint Venture
Every deal we construct is unique, most often Land owners want a straight forward sale, other times they may wish to have some involvement to maximise their return. The way we do this is by way of a joint venture agreement.
There are many ways of setting these up and they depend on the land owners requirements but essentially they would get paid out at the back end of the project with either an interest rate on their original stake or a pre-determined profit share. You can take your profit as a mix of property, cash and rent which is a very Tax efficient way of realising the assets worth which can be very appealing to some land owners.
We would pay the up-front costs and take care of the planning process which can be very costly and lengthy. Once Planning is granted, Bowson Leeway will finance the build to a pre-determined schedule.
Investment
Bowson Leeway Homes Ltd fund almost all of their developments using investment from private individuals.
Investments are open to anyone who wishes to capitalise on the Cambridge property market or those who have cash sitting in a low interest bearing bank or savings account.
We use your investment to fund the building of high quality character homes. The homes are designed, built and finished with fully landscaped gardens and appeal to buyers across the whole spectrum. They tend to sell quickly and often above the asking price. A recent high end property had 5 viewings and sold on the first day at well above the asking price!
Investments range from min £50k up to £500k
